What does new construction cost on Portland's westside right now?

As of June 2026, there are nearly 300 active new construction communities across the Portland metro westside, with homes ranging from the high $300s into the multi-millions. Production tract homes in Hillsboro and entry-level estate builds in Lake Oswego both qualify as new construction here, but they're different products sold to different buyers.

That price spread is the first thing to understand. A $400,000 Lennar in South Hillsboro and a $3 million Metke in Dunthorpe are both "new construction homes for sale on the westside," but they have almost nothing else in common.

The market sorts into four tiers. Production builders, semi-custom regional builders, build-on-your-land builders, and full custom builders. Each tier serves a different kind of buyer with a different timeline, budget, and appetite for design involvement. If you're relocating here from a higher-cost market, picking the right tier is the single decision that saves you the most time. Most out-of-state buyers assume their equity puts them in custom territory when it often puts them in the best version of production.

Who are the production builders on the westside?

The four production builders to know on Portland's westside are Lennar, Pulte Homes, David Weekley Homes, and Holt Homes. Pricing across the tier runs from the high $300s into the high $800s, with most inventory in the $500s and $600s.

Lennar's biggest presence on this side of the metro is Reed's Crossing in South Hillsboro. When complete, Reed's Crossing will house roughly 20,000 people across about 4,000 homes on 463 acres, making it by density the largest mixed-use master-planned community in Oregon. Lennar organizes the neighborhood into "collections," which are tiers within the same community. The Hawthorne, Garden, and Legacy collections are all active, with pricing from the $400s into the $700s. Lennar also builds in Beaverton, Tigard, Tualatin, and North Plains. Their "Everything's Included" program means features like quartz counters, designer cabinets, home automation, and whole-home wifi come standard, so you're not nickel-and-dimed at the design center.

Pulte Homes anchors River Terrace in Tigard, the second-largest master-planned area on the westside after Reed's Crossing. River Terrace sits on Bull Mountain, has been building out steadily since 2015, and is approved for around 2,500 homes when complete. Pulte has multiple active neighborhoods here including Darby Ridge, priced from the high $500s into the high $800s. They also have a West Linn community starting in the high $500s and reaching into the $900s. Pulte markets its floor plans as "Life Tested," with strong storage and flex-space planning. If you're comparing Lennar and Pulte side by side, the simplest read is that Lennar pitches you on included features and Pulte pitches you on floor plan flexibility.

David Weekley Homes is a step up in finish and design intentionality without leaving the production tier. They've been voted Best Homebuilder in Portland and are active in Reed's Crossing with three separate series: the Garden, the Bridges, and the Villas. They also build at River Terrace Crossing in Tigard, Savannah Summit in West Linn, and several Beaverton communities. Pricing runs from the mid-$400s up to about $890,000. If you tour a Lennar and a David Weekley in the same morning, you'll feel the difference immediately. Better finishes, better architectural detail, and a more involved design process at the studio.

Holt Homes is the locally grown one. They've built in Oregon and Southwest Washington for over four decades and bill themselves as the largest locally grown builder in the region. On the westside, you'll find them at Reed's Crossing, Willow Ridge in Beaverton, Laurel Woods in Cornelius, and Middlebrook in Sherwood, among others. Pricing runs from the high $400s into the $700s. If you want production-tier efficiency from a regional builder who knows local trades rather than a national playbook, Holt is often the right fit.

What are the semi-custom and build-on-your-land options?

The semi-custom tier on Portland's westside is anchored by Stone Bridge Homes NW (high $700s to $1 million), Pacific Lifestyle Homes (upper $700s to high $800s), and Riverside Homes (high $600s to $900s). For build-on-your-land luxury on acreage, Garrette Homes starts at $1.3 million.

Stone Bridge Homes NW is the regional semi-custom builder of choice and the headline name at Frog Pond in Wilsonville, a planned expansion area building out in phases. Stone Bridge has multiple phases active including Frog Pond Vista, Frog Pond Terrace, and Frog Pond Ridge, with Ridge running from $799,000 to $1 million. They're also at Reed's Crossing with a more elevated product than the nationals next door. Stone Bridge is known for Earth Advantage-certified construction, larger lots, and a willingness to take floor plan changes the production builders won't touch. They've also won at the NW Natural Street of Dreams. If you want to customize without hiring your own architect, Stone Bridge is usually the first stop.

Pacific Lifestyle Homes is at River Terrace Crossing in Tigard with one of the more interesting products on Bull Mountain. Pricing starts in the upper $700s and runs into the high $800s. Floor plans range from 1,400 to 3,600 square feet, with homesites from 4,400 to 7,400 square feet, so lots are larger than you'll find at Reed's Crossing or in much of River Terrace proper. They run a 5,000-square-foot design studio in the Portland area, which is one of the largest in the region. Pacific Lifestyle has been at this for 25-plus years and sits comfortably between production and custom.

Riverside Homes is a Portland-area builder active in Beaverton, Portland, and Tigard. They build smaller-scale neighborhoods rather than huge master plans, so you're looking at intimate communities with a more boutique feel. Pricing varies but generally runs in the high $600s through the $900s. Good fit if you want production-tier efficiency in a smaller community.

If you have acreage or you're willing to find some, the math on your home build changes completely, and the name to know is Garrette Homes. Garrette is a Pacific Northwest builder that's delivered over 6,500 homes since 2003 and specializes in luxury homes on acreage. They're an assumed business name of Pacific Lifestyle Homes, so the parent company is the same, but Garrette is a completely different product line. Pacific Lifestyle does master-planned community work. Garrette does acreage work.

Their Washington County regional model home is at Padgett Estates in Hillsboro, a limited collection of luxury homes on 1.5- to 2.5-acre homesites starting at $1.3 million. The model home, The Palisade, is 4,190 square feet with primary on the main, scullery off the kitchen, and high-end finishes throughout. They also offer single-level ramblers, two-story plans, and multigenerational layouts. What separates Garrette from the full custom builders below is that they've productized the acreage-build process: clear upfront pricing, guaranteed timelines, an in-house permitting department, and a curated design studio. You get more design flexibility than a Lennar or Pulte, but more predictability than a true custom builder.

Who builds luxury custom homes in Lake Oswego, West Linn, and Dunthorpe?

The luxury custom tier on the westside is dominated by Lake Oswego-based builders including Metke Remodeling & Luxury Homes, Eslinger Homes, Palisade Homes, Kalen Development, and Elite Homes. Finished home pricing starts north of $1.5 million and can run to $5 million or beyond depending on lot, square footage, and scope.

Two buyer types drive most of this tier. People relocating from California or other high-cost markets with significant equity to deploy, and established Portland-area professionals upgrading into a forever home on a premium infill lot.

Metke Remodeling & Luxury Homes is one of the most recommended names. Based in Lake Oswego with more than three decades of work, they specialize in Northwest contemporary, modern, transitional, and farmhouse styles, and they work in West Linn, Dunthorpe, Stafford, and across the metro. They're design-build, handling design and construction in-house. Pricing is by custom quote and runs well into seven figures.

Eslinger Homes is another Lake Oswego and West Linn premier custom builder with over four decades of building in Oregon. They specialize in elegant custom-built homes with a strong personal-touch model. Relationship-based and small volume, which means a longer wait for a build slot, but the result is bespoke work.

Palisade Homes has built custom homes since 2004, serving Portland, Lake Oswego, and West Linn alongside Central Oregon. They work with top architects and craftsmen and are a strong pick for buyers who want a fully collaborative design process.

Kalen Development and Elite Homes round out the Lake Oswego luxury landscape. Both build in the high-end custom tier with full architectural design, premium materials, and in-house design teams.

So which tier is yours? If you want move-in ready in the next 60 to 90 days, you're shopping production: Lennar, Pulte, David Weekley, or Holt spec inventory in Reed's Crossing, River Terrace, Frog Pond, or one of the smaller westside communities. If you want more choice in finishes and floor plan without the cost or timeline of full custom, and you have a year or more to wait, you're shopping a master-planned presale or you're shopping Stone Bridge or Pacific Lifestyle in one of the semi-custom neighborhoods. If you own acreage or you're prepared to buy some, and you want a luxury home built on a productized timeline rather than a true one-off, you're shopping Garrette. And if you want a true custom home with a budget north of $1.5 million for the house alone, on a premium infill lot in Lake Oswego, West Linn, or Dunthorpe, and you're comfortable with an 18 to 24 month build timeline, you're in the custom tier.

One last thing before you tour a model home

The rep at the sales desk is good at their job. They're also working for the builder, not for you, and the contract you'll eventually sign was written by the builder's attorneys with the builder's interests in mind. You can bring your own representation into a new construction purchase, and in most cases it costs you nothing out of pocket. There's one common mistake on a first model home visit that can lock you out of having your own agent entirely, and once it's made, it's hard to undo.
