As I write this, we’ve just had a suddenly cooler day than usual. Waking up to a light summer rain is always a lovely respite from the recent heat (my garden is happy for it too).
Plus, I’m so happy to share with you all that the goslings are here! After weeks of watching a pair of geese hunker down near my property, we’ve finally been blessed with the sighting of five new babies.
If you follow me on social media, you’ve likely seen my videos on preparing your home to sell in 30 days. (more on those below). These videos have been so much fun to record–but of course, they haven’t always been a smooth process!
While most videos I can record in one take, I’m often re-recording to fix my bloopers.

Market Update
While interest rates are still seemingly on the high end, we heard word this week from multiple sources that they may begin to drop towards the latter part of the summer and into the fall. I’ll be keeping close watch on what’s happening in the market and will keep you all posted!
Inventory is still around 1.9 months, which means that if no new houses went on the market as of today, in 1.9 months the inventory would be purchased.
You can see that hasn’t changed in the last month but look at that statistic compared to the last two years?!?! It’s still by far a sellers market and now is an amazing time to sell, as long as your home is priced just right!
The image above is where the interesting stats come in. Over the past month pending sales have gone up a bit, and the amount of time on the market has gone down, but compared to last year at this time, WOW!
Last May the total market time was 18 days and the median and average sales price was higher. As we all know, the market has definitely made a shift. But, the next 6 months could be very interesting in seeing how these stats will change as the interest rates begin shifting in a better direction *fingers crossed* through the summer.
